The Typical Commission Structure
The "typical" model is based on the seller paying commissions of 7% of the first $100,000 and 2 ½% on the balance. This model has worked well for many real estate agents in the past. However as prices of real estate increased so did the commissions charged. This combined with the explosion and ease of available information on the internet made it obvious that the "typical" commission model was outdated. A more equitable commission structure was needed. Discount real estate commission companies were born.
The Problem With Discount Commissions
Many discount real estate companies can be challenged by the fact that they offer a smaller commission to the buyer's agent. This could restrict the quality of service offered to the seller. Some buyer's agents are reluctant to show properties listed with these companies. In my experience, this trend seems to be getting stronger. I have had first hand experience with these selling issues when I was a top realtor with a major discount commission real estate company here in the Vancouver lower mainland.
Therefore properties listed with these discount commission real estate companies could take longer to sell at the "what the market is bearing price." The commission policy of some discount companies limits the amount of commission they offer the buyer's agent. Team 3000 Realty Ltd. realized this and was born in 2009.

The main advantage is that your listing is not at a disadvantage in the MLS when real estate agents are choosing which listing to send their buyer for consideration.
